AC repair and system replacement in Altamonte Springs

We repair and replace residential air conditioning in Altamonte Springs, Florida — condos, townhomes and single-family houses, inside the city and in the unincorporated pockets of ZIP 32714. Same-day diagnostics, permitted changeouts, and the Duke Energy rebate paperwork started before the equipment is ordered, not after.

01

Two housing markets, one ZIP code

The split runs through this whole site

Altamonte Springs is the inverse of its neighbours. Seminole County as a whole is 65.03% single-family detached. This city is 28.54% detached and 61.65% multi-family. So the first question on any job here is not what is broken. It is whether you share a wall.

Attached61.65% of units

Condo, townhome, villa. 12 of the 20 largest platted communities in the county parcel file are recorded as condominiums — 3,550 of those 5,319 parcels, 66.7%.

  • Air handler in a hallway or laundry closet, not an attic. Service clearance is measured in inches.
  • Condensate goes into a shared stack or a secondary pan over somebody else's ceiling.
  • The condenser sits on a shared pad or a rooftop the association controls, so equipment location needs written approval before anything is ordered.
  • Line set often runs through common elements, which changes who has to approve the route.
  • Duke publishes a separate, lower multifamily rebate figure — see the rebate page.
Detached28.54% of units

Single-family house. Spring Oaks, Sanlando, Weathersfield, Spring Lake Hills. Bigger equipment, longer duct runs, and no architectural committee — but far tighter lots than Longwood or Lake Mary.

  • Air handler in the attic or the garage; the ducts are up there with it and they are usually original.
  • At about 5,081 people per square mile across 9.10 square miles, the condenser pad is close to a lot line and close to a bedroom window. Sound rating is a real decision here.
  • Oak canopy in Spring Oaks means a shaded condenser and a coil that fills with leaf litter.
  • 1,893 of the city's parcels carry a pool — 14.3% — which adds dehumidification load in a screened enclosure.
  • You own the equipment and the decision outright.

Housing-type shares: City of Altamonte Springs CITY PLAN 2030, Housing Element Data Inventory & Analysis, Tables 3.1–3.2 (2006–2008 ACS estimates), altamonte.org. Parcel and plat counts: Seminole County Property Appraiser CAMA extract (Parcels.csv, 5 September 2026), tax district A1 — Altamonte Springs. 13,253 improved residential parcels: single-family, townhome and condominium. Apartments and manufactured homes excluded. Note the two sources count different things — CITY PLAN counts rental apartments, the parcel file does not — so they are quoted separately and never blended.

The city aged in a single wave

Seminole County Property Appraiser, Sept 2026

Altamonte Springs grew 401.7% between the 1970 and 1980 censuses, from 4,391 residents to 22,028. That single decade is what dates the equipment. Of the county appraiser's 13,253 improved residential parcels in this city, 72.4% were built between 1970 and 1989 — roughly 9,600 homes, and the highest share of any city in Seminole County.

13,253Residential parcels
1981Median year built — 45 years old
72.4%Built 1970–1989
9.3%Built 2000 or later

Why the build year is the whole argument

A quarter of the city's homes were built in 1973 or earlier — 53 years ago. Three-quarters were built by 1987, which is 39 years ago. Houses of that vintage in Central Florida were built around straight-cool air conditioning with electric resistance strip heat, because residential heat pumps were not yet common here. The equipment has usually been changed two or three times. The duct, the air handler platform, the condensate line and the disconnect frequently have not.

Strip heat is also the exact condition Duke Energy pays the most to remove. That is not a coincidence — it is why this city is the best rebate territory in the county.

Build-era shares are a proxy for original heating type, not a survey of what is installed today. Check the air handler: a strip-heat system has an electric heat kit in the air handler and a separate high-amperage breaker.

Apartments and manufactured homes excluded. Population: 1970 and 1980 decennial censuses via Wikipedia. The city's own CITY PLAN 2030 puts 34.59% of year-round housing in 1970–1979 and 37.11% in 1980–1989 against a countywide 1970s share of 24.52%, from the 2000 Census — a different vintage and scope, quoted separately.

Do this in the right order or the rebate is gone

Duke Energy Home Energy Improvement

Duke Energy publishes up to $1,000 for replacing electric strip heat with a qualifying heat pump. Almost every competitor page in this market mentions the money. Almost none mentions the prerequisite, which is where the money is actually lost.

1

Book the free Home Energy Check

Duke Energy requires a free Home Energy Check completed within the previous 24 months before it will pay ANY Home Energy Improvement rebate. It is free and it is the gate.

2

Get the quote and confirm the equipment qualifies

The rebate tier depends on the efficiency you install and on what you are replacing. Strip heat to a heat pump is the largest published tier; replacing a straight air conditioner with another one is the smallest.

3

Have the work done by a participating contractor

The installer has to be in Duke's participating-contractor program, and the permit still gets pulled and inspected the normal way.

4

Apply after installation, within the window

The improvement must be completed within 24 months of the assessment.

The order that gets you denied

Replace the system first, then apply for the rebate. There is no retroactive Home Energy Check. This is the mistake, and it costs up to $1,000.

Replace an existing air conditioner$30016 SEER or 15.2 SEER2

Duke Energy publishes these amounts. The page they come from is not scoped to a single state — its body also references the Carolinas, Ohio, Kentucky and Indiana. The Florida application portal confirms the program and the Home Energy Check prerequisite apply to Duke Energy Florida, but no Florida-scoped statement of these specific dollar figures was located. Rebate amounts change. Every figure here is dated, and Duke Energy on 800.254.8535 is the only authority on what is payable today.

What we do

Same split, service by service

AC Repair

No cooling, warm air, water at the air handler, a breaker that will not stay in. We diagnose the actual fault before quoting a part.

Attached In a condo or townhome the air handler is usually in a closet and the secondary drain pan is what protects the unit below you.

Detached In a house the air handler is usually in the attic or the garage and the primary suspect list starts with the drain line.

System Replacement

Full changeout: condenser, air handler or coil, line set evaluation, new pad or curb, permit pulled and inspection scheduled.

Attached Attached homes need the association's written approval for the condenser location before anything is ordered.

Detached Detached homes need a placement that clears the lot line, the meter and the bedroom windows — tighter here than in Longwood.

Heat Pumps

Replacing electric strip heat with a heat pump is the single change Duke Energy pays the most for in this city, and most of the 1970s and 1980s stock still qualifies.

Attached Multifamily units have their own, lower published rebate figure.

Detached Detached houses on strip heat are the highest-value target of the four published tiers.

Maintenance

Coil cleaning, drain treatment, capacitor and contactor check, refrigerant charge verification, and an honest read on how much life is left.

Attached Closet air handlers and shared drain stacks clog differently — and a blocked line in an upstairs unit is somebody else's ceiling.

Detached Attic equipment plus an oak canopy means coil debris and a drain pan you cannot see from the hallway.

Ductwork

Leak testing, sealing, repair and replacement. Central Florida attic duct is the part of the system nobody replaces and everybody pays for.

Attached Attached units often run short duct in a soffit or a chase — a smaller job, but access is through finished ceiling.

Detached Houses from the 1970s boom frequently still carry the original attic trunk line under 45-year-old insulation.

Indoor Air Quality

Humidity control, filtration, UV and fresh-air choices sized to the house rather than sold from a catalogue.

Attached Small units short-cycle easily; oversized equipment leaves a condo cold and clammy instead of dry.

Detached About 51.5 inches of rain a year and roughly 75% average humidity is the real load here, not the temperature.

Which permit desk your address answers to

City limits vs unincorporated

An AC changeout needs a mechanical permit here. Which counter it goes to is decided by the parcel, not the mailing address — and the city's own comprehensive plan describes islands of unincorporated Seminole County “completely surrounded” by the city, found “along the perimeter of all four quadrants.”

City limitsAltamonte Springs

The City of Altamonte Springs runs its own Building & Fire Safety Division. A changeout inside the city limits is filed with them.

UnincorporatedSeminole County

ZIP 32714 is split with the unincorporated Forest City CDP (population 14,623 at the 2020 census), whose historic centre was annexed into the city. Those addresses read “Altamonte Springs, FL” and file with the county.

Correction: the $7,500 Notice of Commencement figure is out of date

The City of Altamonte Springs' published permit FAQ still states that a Notice of Commencement is required above $7,500 for dedicated HVAC work. Florida Statute 713.135 now exempts a direct contract to repair or replace an existing heating or air-conditioning system in an amount less than $15,000.

Practically: on a $10,000 changeout a homeowner reading the city page will expect to record and post a Notice of Commencement that the statute no longer requires. The statute governs. Ask which document your contractor is working from before the contract is written — and if a contractor tells you the city page is the rule, they have not read the statute.

Altamonte Electric Utility is not your power company

The city created Altamonte Electric Utility on 3 October 2017, and it does serve city facilities — streetlights, parks, the wastewater plant, the police department. It does not sell power to residents. The Florida Public Service Commission granted Duke Energy exclusive rights to serve homes and businesses here; the city reserved self-generation for its own operations only.

So every residential HVAC rebate question in Altamonte Springs routes to Duke Energy Florida, not to city hall.

Questions people actually type

FAQ

Why is my AC not cooling?

In this market the short list is: a tripped breaker or a blown dual-run capacitor, a condenser coil packed with oak debris, a blocked condensate line that has tripped the float switch, a dirty or collapsed filter starving the return, or low refrigerant from a leak. On the roughly 9,600 Altamonte Springs homes built between 1970 and 1989, a fifth possibility is that the duct system is losing the cooling into an attic before it reaches the room. A technician should measure supply and return temperature and static pressure before quoting a part.

The full answer ›

Why is my AC running but not cooling?

Running but not cooling usually means the indoor side is moving air while the outdoor side is not doing work — a failed capacitor or contactor, a seized compressor, or a refrigerant charge that has leaked away. It can also mean the air is cold at the vent but the house never catches up, which in a 1970s Altamonte house is an insulation and duct-leakage problem rather than an equipment problem. The two have completely different fixes, so the diagnosis matters more than the part.

The full answer ›

How long do AC units last in Florida?

Florida runs a compressor far harder than most of the country. The nearest first-order weather station, Orlando International, records about 3,452 annual cooling degree days against 525 heating degree days on the NOAA 1991–2020 Climate Normals — cooling load close to seven times heating load, so the equipment is working most of the year. We do not publish an average lifespan figure for this market because we have not found one from a source we can stand behind. What we can tell you is the build year of your neighbourhood, which is on our service areas page.

The full answer ›

How do I get HOA approval for a new AC unit?

This matters more here than in most of Seminole County: the city's own comprehensive plan puts multi-family at 61.65% of housing units, and 12 of the 20 largest platted communities in the county parcel file are recorded as condominiums. The practical sequence is to ask the association for its architectural review or ARC form, submit the proposed equipment location and model before anything is ordered, and get the approval in writing. For a condominium, whether the association or the unit owner controls and pays for equipment serving a single unit turns on the declaration, not on a general rule.

The full answer ›

How much does it cost to repair an AC unit in Florida?

Diagnostic and dispatch fees in the Orlando market typically run $75–$150, with after-hours calls commonly $150–$250. A capacitor replacement averages around $250 nationally, with Florida quotes ranging $150–$400 including parts and labour. A compressor replacement averages about $1,600 in the US, with most homeowners paying $850–$2,400. These are researched market estimates compiled in September 2026 from third-party cost guides and other Florida contractors' published pricing. They are not our price book, not a quote, and not a promise. Refrigerant type, duct condition, electrical work and permit fees all move the number.
